Probate Home Helpers Program

Over the years we’ve helped hundreds of families and fine tuned our program to make selling a home in probate as simple and stress-free as possible. When you sell your house to Probate Home Helpers, here is what you get as part of our program:

Sell your probate home for a fair-market, as-is price – We are looking to pay a fair price for any home we buy. We base our offers off of repairs/updates the home needs, what other homes of similar size/age/amenities are going for, and the current real estate market.
Guaranteed closing on your time schedule – want to close fast? We can accommodate that. Need to slow things down? No issue for us.
$0 commission, closing costs, fees – You won’t have to pay any commission (typically 6% of sales price), closing costs (typically 1-3% of sales price) nor fees when selling to us.
Keep what you want, leave what you don’t want – You are free to take anything in the home (except items normally left when a home sales such as AC unit, water heater, stove, dishwasher, etc.) while leaving behind anything you don’t want.
No cleaning, no repairs – Don’t worry about cleaning anything, tossing junk away, or making any repairs/updates.
FREE moving service – If we are buying the home, we will cover moving costs through a local company that we partner with up to $1,500. This company will also provide consignment sale options if there are some items you wish to sell.
Late check out option – if you need to use the home AFTER closing for an estate sale or just to have some extra time for family to go by and pick up what they want, that is fine. We provide 30 days after closing at no cost to you.

Happy we got the call

We had a house my father lived in that was only a few years old. He had wanted to live in something nicer for his last few years. It didn’t need any updating or anything so our plan was to clean it up, take out all his stuff, and then sell through a Realtor. When we were in the middle of cleaning up the home we got a call from Probate Home Helpers. At first I thought it wasn’t going to work (SORRY guys but just being honest, don’t hate me). Like I said, the house was newer, didn’t need any work, good area. I had them come out and put an offer in on the home anyways. They knew our bottom dollar on it and came in with a fair offer. We discussed the offer with our Realtor, factored in the time/costs/commissions it would take to sell normally and decided to accept their offer. Exactly what we needed

I’ll be honest our main goal was to get the most money out of my parents’ house when they passed. My brothers and I didn’t want anything in the home, we all just needed to get the most we could from selling it. We actually started tearing down some wall paper to paint when I got a random call from Probate Home Helpers and was very up front with them about our position. They were up front as well which I appreciated. The next day we met them at the home, they looked around, and called back a day later with an offer. Their offer was fair from the start. It was within our range of what we wanted. We had looked at what other homes were going for and had a rough idea of what it would cost us to remodel the home. After talking it over with my brothers, we countered a little higher and they accepted. From there it was a done deal. No issues, no delays. We closed quickly and we didn’t have to touch the house at all. Happy you all called me and glad to have done business with an honest company.

When my mother passed away, we knew we wanted to sell her home and had a lot of work ahead. She left decades of stuff behind at the home which was overwhelming and emotional to sort through. Admittedly some was junk, but there were some personal items we wanted to keep or sell.
